What This Role Is All About
The Senior Financial Analyst will primarily support Chard’s acquisition underwriting and equity sourcing of new opportunistic Income Producing Properties (“IPP”). The position will also involve development land valuations and supporting the financial oversight of existing development projects. The role benefits from Chard’s cross-departmental integration and will coordinate with Development Management, Property Management, Asset Management, and senior executives to align underwriting with business development objectives.
Details of the Role
The successful candidate will be independently capable to produce detailed financial modeling of IPP acquisitions for residential rental and commercial properties. This will include underwriting of multi-year residential turnover projections, commercial leases and rent roll projections, operating expenses, capital expenditure schedules, debt analysis paired with conventional vs CMHC financing considerations, preferred return and promote waterfalls, guarantee fees, and other underwriting parameters and prevailing market stress-testing. The candidate will be highly detail-oriented and responsible for independent review of due diligence materials to report findings to the Senior Director of Finance & Investments and collaborate with senior leadership. The position will also closely support Chard’s development finance team to progress projects under management.
What You’ll Be Doing
Underwriting New Opportunistic Income Producing Properties (IPP)
- 10-Year monthly financial cash flow projections in Excel with consistent and easily manipulatable key metric assumptions.
- 10-Year rent roll analysis and turnover projections with analytical backing.
- Commercial lease due diligence review and integration of financials.
- Capital Expenditure review of Building Condition Assessments alongside the Chard Asset Management Team.
- Equity sourcing presentations and proposal drafting.
- Supporting the preparation of debt applications and review of lender requirements.
- Timely ad hoc financial updates for new acquisition terms.
Supporting Development Finance
- Completing market research for upcoming development supply, comparable rents, and other related market information.
- Completing cost-to-date roll overs and other monthly administrative tasks to support the Development team as needed.
- Assisting with development land acquisition due diligence and capital partnership positioning.
- Support of monthly construction financing draws, and ad hoc lender requests as needed.
Business Development
- Preparing preliminary financials and documentation for potential alternative investment funds.
What You’ll Bring
- Bachelor’s degree in Real Estate, Finance, Economics, or a related field is a requirement
- 5 or more years of experience as a Real Estate Analyst with progression to Senior Analyst is a requirement
- Management experience is an asset but not a requirement
- CPA, CFA, or progress toward a professional designation is an asset but not required
- Advanced financial modelling skills, including cash flow modelling and scenario analysis
- Advanced proficiency in Excel, Claude AI, and financial analysis tools
- Experience supporting multi-project or portfolio-based environments is an asset
- Knowledge of real estate development financing structures and property operations is an asset

The salary range for this role is $100,000 to $120,000 annually dependent on the candidate's experience. While we thank all applicant's for their interest, only those selected for interview will be contacted.
